Property Management OKC: 3 Tips To Spruce Up Yer Rentals

Property Management OKC: Add personal touch without damage Maybe buyin’ a house isn’t in yer best interest right now and rentin’ is just the best option. That don’t mean ya have to settle fer plain white walls or a borin’ space. It’s common fer some landlords to prohibit paintin’ or permanent changes to be done to walls or the house’s structure. Luckily, with a little creativity, there are some things ya’ll can do to spruce up yer rentals. Our property management OKC has seen some perty creative things people have done and we’re gonna share a few with ya’ll. Wall-Coverin’ Vs. Paint: We’ve heard of folks takin’ pieces of fabric and stretchin’ ‘em out over one or more walls for bright, colorful accents or walls that don’t require paintin.’ Cover Ugly Floors: Rippin’ up that ugly carpet won’t please yer landlord, but what ya can do is find some accent rugs to place strategically around the house. Avoidin’ Holey Walls: If yer afraid the landlord won’t approve of you puttin’ holes in the walls, you can stick on some inexpensive peel and stick wall decals to decorate the walls instead of actual artwork. Our property management OKC team hopes that these simple tricks will help ya make a rental space a little more cozy and decorated! Even though these are simple tips fer sprucin’ up yer rental space, it might still be a good idea to check in with yer landlord to make shure they approve. Besides, if ya ask it’s possible that they might give ya more leeway on other projects ya might have in mind. If yer a landlord readin’ this article and yer tired of handlin’ these types of requests or the overall landlord duties, feel free to give our property management OKC team a call. We…

Property Management OKC Warnin’ ‘Bout Frozen Pipes: Part 2

Property Management OKC: How to handle the freezin’ weather In part one we talked ‘bout the concern we had ‘bout frozen pipes. With cold temperatures, frozen pipes are prone to burstin’ open and then the real problems begin. As we previously stated, our property management OKC team has had the misfortune of fixin’ damage from frozen pipes. We just want folks to take the warnin’ seriously and prepare yer houses so costly damages don’t happen. Accordin’ to The Insurance Institute for Business and Home Safety, a busted pipe can cost ya well over $5,000 worth of water damage. They also say that 250 gallons of water can leak out from a crack that is as small as an eighth of an inch. This tells us it shure don’t pay to underestimate the tiny cracks. These reasons listed are exactly why frozen pipes are so darn dangerous. As yer trusty property management OKC team, we feel obligated to give ya’ll some helpful tips on how ya’ll can prevent frozen pipe damage from happenin’ at yer house. Last time we talked ‘bout some things ya can do inside the house, but now we’re gonna tell ya what ya’ll can do outside the house to prevent frozen pipes. First, make sure ya’ll disconnect all gardenin’ hoses and install covers on all outside faucets. Seems silly, but it werks! Also, wrap pipes nearest exterior walls and in crawl spaces with pipe insulation or with heatin’ tape. This can prevent freezin’, especially for interior pipes that run along outside walls. Additionally, if ya’ll go the extra step to insulate the outside walls and unheated areas of yer home, ya’ll be providin’ a winter coat (so to speak) fer yer home. As an added bonus from our property management OKC team, we’ll tell tell ya’ll that…

Property Management OKC Warnin’ ‘Bout Frozen Pipes: Part 1

Property Management OKC: How to handle the freezin’ weather It’s no fun when folks don’t follow the recommendations to winterize their homes and then have to deal with repercussions later. some If ya need another trusty source to rely on, look to The Insurance Institute for Business and Home Safety. They got lots of important statistics on the matter of frozen pipe damage. What ya need to realize is that the real cold blast is sure to come ‘round whether it be in December or in January which is often even colder than December. When temperatures drop below freezin’ it becomes risky. One of the biggest reasons why frozen pipes can be so darn dangerous is that a frozen pipe has potential to burst. Our property management OKC team will tell ya what ya can do to prevent frozen pipes. First of all, keepin’ the internal temperature of yer house at 68 degrees or higher is important. Don’t try to save a few bucks if yer leavin’ the house for an extended period of time, keepin’ yer house at a regular temperature will help to prevent those pipes from burstin.’ Another easy trick is to open yer cabinet doors below the sink to allow heat from the house to circulate. Ya’ll definitely want to make certain all yer windows are sealed up tight and cover open-air vents, too. This is helpful, because freezin’ temperatures combined with wind drafts can cause pipes to freeze more frequently. Even though it’s rare in Oklahoma, it’s possible fer some houses to have a basement. If ya do have a basement, heat it and consider weather sealing the windows, too. As a tip from our property management OKC team to ya’ll, we’ll tell ya that ya’ll should find the location of the main water valve and…
